Universal City Property Tax Freeze

Universal City Proposition A was passed in its November 2021 election enacting a property tax freeze on all properties receiving the Over 65 or Disabled Persons exemption. Although not initially included in the 2022 Notices of Appraised Value, it has been determined the freeze should have been implemented with 2021 serving as the base year.  The Bexar Appraisal District website should reflect the effective 2021 freeze year on all eligible Universal City accounts by the end of next week. We thank you for your continued patience while the records are updated. 

To verify you are receiving the Over 65 or Disabled Persons exemption, or for information about all property tax exemptions, contact the Bexar Appraisal District at 210-242-2432 or visit 

- has been updated with the tax ceiling information for Universal City. Residents who qualify for the tax freeze may view their corrected information on their website. Click Property Search on the homepage and enter your home address. 
-If you are a home owner in Universal City and would like a printed copy of your updated appraised value information from the website, please come by Universal City Municipal Offices, 2150 Universal City Blvd., for assistance.
- 2022 Notices of Appraised Value are in the mail.  As the state mandated deadline falls on a Sunday this year, the 2022 protest deadline is May 16th.
